Home insurance FAQs

Do I need flood insurance in Massachusetts?

A standard homeowners insurance policy does not cover flood damage. You will need to buy a flood insurance policy to be covered. For most homeowners, flood insurance is optional, but if you live in a flood hazard zone, your mortgage company may require it.

You can get flood insurance coverage through the National Flood Insurance Program (NFIP) or through a home insurance company that works with the NFIP.

Does Massachusetts have hurricane and windstorm deductibles?

If the wind damage is caused by a storm not classified as a hurricane, you may pay a windstorm/hail deductible instead of your usual deductible. The windstorm deductible is usually between 1% and 5% of the repair cost, depending on the home's risk.

Homes along the coast may also have a hurricane deductible. This kicks in when a hurricane causes damage. Massachusetts is one of 19 states with this deductible. Hurricane deductibles are also a percentage of the cost of repairs, usually between 1% and 5%.

What should I do if I can’t get homeowners insurance in Massachusetts?

Homes that are a higher risk might be difficult to insure on the open market. In a recent survey of homeowners, 25% of Massachusetts homeowners said their options for home insurance have decreased. If you have been turned down for home insurance, there’s an alternative.

The Massachusetts Property Insurance Underwriting Association provides the FAIR Plan for properties where homeowners aren't able to find coverage elsewhere.

FAIR plans are the last resort for home insurance. Similar to other home insurance policies, but are geared for properties considered risky by private home insurance companies.

How do I file a complaint against a Massachusetts insurance company?

The State of Massachusetts urges you to try to resolve any issues with your insurer. If that fails, you can notify the Massachusetts Division of Insurance's Consumer Service Unit at 617-521-7794 or 877-563-4467. Or, go to the Division of Insurance website, where you can fill out a complaint form.
